The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, April 16, 2012 at 8:03 p.m. with Chair, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: MOIRA ADAMS  – 109 BRANDY POINT ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 12, 2012
Applicant, Moira Adams and husband were present. Mrs. Adams addressed the Committee as follows: her Application for Variance is to decrease the minimum front yard setback to construct a garage; there isn’t much room at the front and the lot slopes down toward the river at the back where there is a large Maple Tree, which they wish to preserve. They built an addition to their home in 2004 and now own the adjacent property and will be constructing the garage on a parking pad on that property.
There was no one else present speaking in favor of or against this Application.
“… moved by Chyann Kirby that the Planning Advisory Committee Approve the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of an accessory building (detached garage), to be located at 109 Brandy Point Road, PID No.              30235717:
a)under Section 8.2.1.3(d), grant a Variance of 2.32 m to decrease the minimum front yard setback of 7.5 m to 5.18 m. Subject to a restriction of parking in front of the garage, so as to not affect use and maintenance of Brandy Point Road….”
Seconded by James Evans.  Carried.
