PAC Minutes – April 20, 1998
The regular meeting of the Town of Grand Bay-Westfield Planning Advisory Committee was held Monday, April 20, 1998 at 7:00 p.m. in Room “A”. Chairman, Larry Chapman called the meeting to order at 7:05 p.m.
1. RECORD OF ATTENDANCE
All members were present. Acting Development Officer, Bruce Gault was also in attendance.
2. GRAND BAY-WESTFIELD P.A.C. MINUTES OF APRIL 6/98
It was moved by Phillip Kelly and seconded by Deputy Mayor Black to accept as presented the April 6, 1998 Grand Bay-Westfield P.A.C. Minutes.
3. GRAND BAY-WESTFIELD COUNCIL MINUTES OF MAR. 23/98
It was moved by Ralph Stevens and seconded by Mel Steffens to receive and file the March 23, 1998 Grand Bay-Westfield Council Minutes.

6. REQUEST FOR VARIANCE RE: MARY LORANA HUGHES 7 SPRUCE STREET
A Closed Session discussion was held regarding the above Variance Request to rebuild a garage on the same spot to replace the existing one, with a variance three feet required on the side line. The standard procedure of notifying the adjacent neighbours was waived, as the Applicant had signed letters of approval attached to the application.
Peter Fenwick was present at 7:30 p.m. for the Open Session of the meeting, representing the Applicant. He submitted to the Chairman a letter dated April 15, 1998 from the Applicant, M. Lorana Hughes, granting Mr. Fenwick authorization to represent her at the meeting.
Upon discussing the variance request with Mr. Fenwick, he was asked by the Committee as to the height of the new garage, as it was not addressed in the Application. Mr. Fenwick informed the Committee that to his knowledge, the dimensions of the new garage would be the same as the old, with the height being under 14 feet. He also advised that Mrs. Hughes wishes to erect a fence from the centre of the back of the garage
It was moved by Phillip Kelly that P.A.C. grant a variance of three feet (3’) on the side lot line to Mary Lorana Hughes, 7 Spruce Street to replace an existing garage, subject to the following conditions, pursuant to Grand Bay Zoning By-law No. 150, Section 15(b):
- the height of the garage not to exceed fourteen feet (14’);
- the height of the fence not to exceed five feet (5’).
Motion seconded by Mel Steffens. Carried.
