1. CALL TO ORDER

The Town of Grand Bay-Westfield Planning Advisory Committee met for a Special Meeting on Tuesday, August 11, 2015 at 7:57 p.m. with Chair, Ralph Stevens presiding.

2. RECORD OF ATTENDANCE

All Members were present with the exception of Chyann Kirby and Jim Burke.

4. REGULAR COUNCIL MINUTES OF JUNE 8, 2015 & JUNE 22, 2015

Seconded by Theresa Gordon.  Carried.

7.    APPLICATION FOR VARIANCE (ELEVATION OF FOUNDATION)
RE:    COLIN PERRY – 87 SHANNON ROAD   
(A) DEVELOPMENT OFFICER’S REPORT DATED AUGUST 6, 2015
(B) LETTER FROM GREG SEAMAN, 83 SHANNON ROAD, RECEIVED AUGUST 5, 2015

Applicant, Colin Perry was present and addressed the Committee as follows:

His Application is to build a new house to replace an existing cottage on the property;
the present elevation is below grade level, therefore a Variance
is required to build below the elevation of the Public Street;
there are currently two existing dwellings on the property which were constructed on two separate properties but now have been joined together under a single PID Number;
he has submitted documentation depicting Engineering Building Site and Grade Proposal.

Letter received from Greg Seaman states he is in support of this Application.

There was no one present speaking in favor of or against this Application.

Bev Day that the Planning Advisory Committee consent to the continuation of a similar non-conforming use presented by the consolidation of two previously separately developed building lots, to permit the construction of a dwelling to replace an existing cottage on the property AND approve the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to permit the proposed construction to locate the top of foundation at an elevation 2.94 m below the required elevation based on the submitted site grading plan, to be located at 87 Shannon Road, PID No. 30283311.

a) under Section 8.1.1, grant a Variance to lower the required minimum 0.75 m elevation above the centre line grade of the street by 2.94 m  …”
