The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, August 17, 2009 at 8:04 p.m. with Chairman, Ralph Stevens presiding.

APPLICATION FOR RECOMMENDATI ON TO COUNCIL RE: DON MYLES/GRAND WEST HOLDINGS LTD. TENTATIVE SUBDIVISION APPROVAL – CHESTNUT HILL ESTATES, PHASE 2
(a) DEVELOPMENT OFFICER’S REPORT DATED AUGUST 13/09

a) payment of $602.10 (cash, money order, certified cheque or debit); b) recording of Civic Numbers on the Final Subdivision Plan…..

APPLICATION FOR VARIANCE RE: JEREMY HALLWORTH – 46 EDGEMOUNT DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED AUGUST 13/09
Applicant, Jeremy Hallworth was present and advised the Committee of the following reasons for his Request for Variance:
* He believes his proposal will benefit his neighbours, as their view will be less obstructed; * the property is on a steep slope on a cul-de-sac, therefore creating set back issues; * due to financial difficulties he would incur regarding lot preparation, he is requesting a Variance to reduce the required set back.
The Committee then questioned Mr. Hallworth whether or not the Geotechnical Engineers Report has been done. He stated that the Engineer has been out to view the property and that he should have the report in another two to three weeks.
There was no one present speaking in favor of or against this Application.

APPLICATION FOR VARIANCE RE: DON COLLINS – 2 FLORENCE DRIVE
(a) DEVELOPMENT OFFICER’S REPORT DATED AUGUST 13/09
Applicant, Don Collins was present and advised the Committee of the following reasons for his Request for Variance:
* His lot is situated on a hill on a corner lot and there is no other suitable location for the storage building; * due to the fact his driveway is paved, he would have to reconstruct it to place the structure elsewhere; * he is requesting a Variance to place the building at the end of the driveway.
The Committee then questioned Mr. Collins as to why he is constructing the building at the front of his property and also his plans with regard to the exterior finish of the building.
Mr. Collins replied that due to the position of the house, the structure is located at the back of his property as his driveway is at the end of the house facing Florence Drive. He also advised that the building will be sided to resemble the house.
There was no one present speaking in favor of or against this Application.
“… moved by Jim Jim Burke that the Planning Advisory Committee approve the following Variance Request to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, in the amount of 1.52 m, to reduce the front yard set back from 7.5 m to 5.98 m for the proposed accessory structure, as shown on the submitted site plan at 2 Florence Drive, PID No. 30199210 …”
