The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, February 1, 2010 at 8:00 p.m. with Chairman, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: RICHARD E. PAXTON, 23 JUNE AVENUE
(A) DEVELOPMENT OFFICER’S REPORT OF JANUARY 27, 2010
Applicant, Richard Paxton was present regarding his Application for Variance to reduce the front yard setback and advised the Committee that he had nothing further to add to this Application.
The Committee questioned Mr. Paxton as to parking on the property and he advised that there will be sufficient space along the right side of the house for parking.
There was no one present speaking in favor of or against this Application.
“…moved by Ron Daigle that the Planning Advisory Committee approve the following Variance Request to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, in the amount of 2.5 m, to reduce the front yard set back from 7.5 m to 5.00 m for the proposed dwelling, as shown on the submitted site plan at 23 June Avenue Drive, PID No. 30262752 …”

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL RE: LINDA DESAULNIERS, LINDA E. DESAULNIERS SUBDIVISION – LOT 10-4, HIGHLAND ROAD
(A) DEVELOPMENT OFFICER’S REPORT OF JANUARY 27, 2010
There was no one present speaking in favor of or against this Application.
“…moved by Linda Estabrooks that the Planning Advisory Committee recommend to Council to accept $129.40, as money in lieu of Land for Public Purposes requirements (cash, money order, certified cheque or debit) for the purpose of creating one new building lot on Highland Road, out of PID No. 30118004, as shown on the Tentative Subdivision Plan, Linda E. DeSaulniers Subdivision, Lot 10-4, as prepared by DeSaulniers Surveys Inc. and dated January 27, 2010; with approval of final Subdivision Plan to be subject to:
a) payment of $129.40 (cash, money order, certified cheque or debit);
b) recording of signatures for the Public Utility Easements;
c) recording of Civic Number “157” for Lot 10-4 on the Final Subdivision Plan;
d) and approval of the Works Commissioner for placement of new driveway culverts…..”

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL RE: JOANNE KELLY, JOANNE KELLY SUBDIVISION LOT 1, 2 & 3, COUNTRY CLUB DRIVE
(A) DEVELOPMENT OFFICER’S REPORT OF JANUARY 27, 2010
Applicant, Joanne Kelly was present and advised that she had nothing further to add to this Application.
There was no one present speaking in favor of or against this Application.
“…moved by Cllr. Bev Day that the Planning Advisory Committee recommend to Council the acceptance of $1705.63 money in lieu of Land for Public Purposes (cash, money order, certified cheque or debit) for the purposes of creating two new building lots out of PID No. 30100770 to be located on Country Club Drive as shown on the Tentative Subdivision Plan, Joanne Kelly. Subdivision, Lot 1, Lot 2, and Lot 3, as prepared by DeSaulniers Surveys Inc. dated January 18, 2010; with approval of final Subdivision Plan to be subject to:
a)    payment of $ 1705.63 (cash, money order, certified cheque or debit);
b)    any additional utility easements as required by NB Power & Bell Aliant for servicing the lots to be recorded and signed on the Final Plan;
c)    recording of Civic Numbers on the Final Subdivision Plan…..”
