1.  CALL TO ORDER

The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on    Monday, September 19, 2016 at 8:00 p.m. with Chair, Ralph Stevens presiding.

2.  RECORD OF ATTENDANCE

Member, Alex Calvin was absent.

3. PLANNING ADVISORY COMMITTEE MINUTES OF AUGUST 2, 2016

“…moved by Chyann Kirby to accept as presented the August 2, 2016 Planning Advisory Committee Minutes….”

Seconded by Theresa Gordon.  Carried.

4.  REGULAR COUNCIL MINUTES OF JULY 11, 2016 AND AUGUST 8, 2016

“…moved by Cllr. Bev Day to receive and file the Regular Council Minutes of July 11, 2016 and August 2, 2016….”

Seconded by     Jim Burke.  Carried.

5.  DECLARATION OF CONFLICT OF INTEREST

None.

6.      REMARKS FROM THE CHAIR

None.

7.    APPLICATION FOR VARIANCE (FRONT YARD SETBACK)
RE:    CHRIS (CARDINAL) & VALERIA MEDFORD,
2 BALLENTINE PLACE
(A)    DEVELOPMENT OFFICER’S REPORT DATED SEPTEMBER 15, 2016

Applicants were present and Mr. Chris Medford addressed the Committee as follows:

a. His Application for Variance is the result of moving a building  from the back of his property to the front, thereby reducing the front yard setback for an accessory building;
b. his reason for moving the building is due to recent health problems, as this it will make it easier for him to mow and snow blow his property, as well as park his small vehicle;
c. the had a contractor come in to dig a ditch for water runoff and had them move the building at that time;
e. the building is on blocks so it can easily be moved;
f. he apologized to the Committee, as he did not realize at the time that a Permit was required.

There was no one present speaking in favor of or against this   Application.

“…moved by Chyann Kirby that the Planning Advisory Committee approve the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the location and construction of an accessory structure as per submitted Site Plan to be located at 2 Ballentine Place, PID No. 00228924, with no further additions or modifications;

a)under Section 8.2.1.3 (d), grant a Variance of 7.3 m to reduce the minimum required front yard set back from 7.5 m to 0.2 m …”

Seconded by Cllr. Bev Day.  Motion carried.

8.    ADJOURNMENT
