CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, July 19, 2010 at 8:03 p.m. with Chairman, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: JONATHAN & JANICE MCPHEE – 9 CRYSTAL COURT
(A) DEVELOPMENT OFFICER’S REPORT DATED JUNLY 15, 2010
Applicant, Jonathan McPhee was present and addressed the Committee by advising that his Request for Variance is to reduce the required side yard setback to construct an attached garage 18 ft. x 22 ft., three feet from the property line. The garage will replace an existing shed and will have the same roof line as the house.  At this time, he will also be residing, reroofing and paving the driveway.  He advised that although he has not had any drainage problems at the back of his property in the past, he is having construction work done to install a proper drainage system.
There was no one else present speaking in favor of or against this Application.
“… moved by Jim Burke that the Planning Advisory Committee approve the following Variance Request to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, by granting a variance in the amount of 0.85 m, to reduce the side yard set back from 1.75 m to 0.9 m for the proposed Single storey garage with no living space, as shown on the submitted site plan to be located at 9 Crystal Court, PID No. 30117824….”

APPLICATION FOR VARIANCE RE: GARY & ANDREA BEDFORD – 2 BRANDY CRESCENT
(A) DEVELOPMENT OFFICER’S REPORT DATED JULY 15, 2010
Applicant, Andrea Bedford and father, Al Saulnier (adjacent property owner) were present.  Mrs. Bedford addressed the Committee by advising that the Request for Variance is to reduce the required rear yard setback to construct an attached garage 24 ft. x 26 ft., to accommodate a mud room and laundry room, with a breezeway.  She advised that this property is in the process of having a parcel added to it from the adjoining property, owned by her parents.
There was no one else present speaking in favor of or against this Application.     “…moved by Cllr. Bev Day that the Planning Advisory Committee approve the following Variance Request to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, under subsection 8.2.2.3 (e), grant a variance in the amount of 1.7 m, to reduce the rear yard set back from 7.5 m to 5.8 m for the proposed Garage (addition), as shown on the submitted site plan at 2 Brandy Crescent, PID No. 30150411, subject to registration of a subdivision plan creating parcel ‘A’ as shown on tentative subdivision plan. Aldoria and Linda Saulnier Subdivision as prepared by DeSaulniers Surveys, dated June 15, 2010….”
