PAC Minutes – June 2, 2003

1. CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday,  June 2, 2003 at 8:16 p.m. with Chairman, Larry Chapman presiding.
2. RECORD OF ATTENDANCE RE: JAMES EVANS’ LETTER DATED MAY 27, 2003
All Members were present.
James Evans departed the meeting room during the following motion:
“…moved by Mel Steffens that the Planning Advisory Committee excuse James Evans from attending PAC meetings,  (one in June, two in July and one in August), as he will be away attending to family commitments ….”
Seconded by Cllr. Little.  Carried.

“…moved by Ralph Stevens to accept as presented the May 20, 2003 Planning Advisory Committee Minutes….”

Motion seconded by Mel Steffens.  Carried.

CHAIRMAN’S REMARKS
The Chairman apologized to those in attendance for the late start to the meeting due to the Advance Voting Poll of the Provincial Election.

8. DEVELOPMENT OFFICER’S REPORT DATED MAY 29, 2003 APPLICATION FOR VARIANCE JAMES K. STEVENS – 260 WOOLASTOOK DRIVE
Applicant, James Stevens and daughter, Judy Curry were present.
Mrs. Curry advised that the setback from the street line will be 100 ft and not 75 ft. as originally planned.
There was no one present speaking in favor of or against this Application.
The following motion was then made:
“…moved by Jim Burke that the Planning Advisory Committee grant the following Request for Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the development of a single family dwelling at 260 Woolastook Drive, PID No. 30210520:
a) under Section 8.1.7, a variance of 2.25 m to reduce the height of the foundation wall from being required to be placed 750 mm above center line grade of the street to being located 1.5 m below the center line grade of the street; subject to:
the placement of the main building with a 30 m setback from the street line and adequate drainage, including swales around the sides of the building to direct water away from the foundation….”
Seconded by Ralph Stevens.  Carried.
9. DEVELOPMENT OFFICER’S REPORT DATED MAY 29, 2003 APPLICATION FOR VARIANCE BRENDA LYON – 384 WOOLASTOOK DRIVE
 (A) LETTER FROM CLIFFORD & ANNIE LYON DATED MAY 27, 2003
Applicant, Brenda Lyon, brother and father, Clifford Lyon were present.
Ms. Lyon advised that she did not wish to move the garage more to the right, as she specifically had the plans modified for the placement of the house.
There was no one present speaking in favor of or against this Application.
The following motion was then made:
”…moved by Cllr. Little that the Planning Advisory Committee grant the following Request for Variance to the Town’s Zoning By-law, Town of Grand Bay–Westfield By-law No. 101, for the development of a single family dwelling at 384 Woolastook Drive, PID No. 30206999:
a) under Section 8.2.2.3 (d), a variance of 1.4 m to reduce the front yard setback from 7.5 m to 6.1 m:
b) under Section 8.2.2.3 (e), a variance of 1.4 m to reduce the rear yard setback from 7.5 m to 6.1 m….”
Seconded by Mel Steffens.  Carried.

Seconded by Jim Burke.   Carried.
