The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on June 20, 2011 at 8:01 p.m. with Chair, Ralph Stevens presiding.

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL RE: ALLAN & VERONICA TITUS SUBDIVISION, NEREPIS ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED JUNE 16, 2011
The Applicants were present.  Allan Titus addressed the Committee as follows:
Application is for Tentative Subdivision Approval for one new lot (3½ acres), to allow their daughter to build a home; Variance is required on the frontage from the required 55m to proposed 20m.
There was no one present speaking in favor of or against this Application.

Bev Day that the Planning Advisory Committee recommend to Council the acceptance of $44.80 money in lieu of Land for Public Purposes (cash, money order, certified cheque or debit) for the purposes of creating one new building lot out of PID No. 210450 to be located on Nerepis Road as shown on the Tentative Subdivision Plan, Veronica Titus and Allen Titus Subdivision, Lot 2011-1 as prepared by DeSaulniers Surveys Inc. dated June 7, 2011 with approval of Final Subdivision Plan to be subject to:
a)payment of $ 44.80 (cash, money order, certified cheque or debit); b)recording any utility easement as required by NB Power & Bell Aliant for servicing the lots on the Final Subdivision Plan; c)recording of the new address/civic number as “Civic 455” on the Final Subdivision Plan…..”

APPLICATION FOR VARIANCE TABLED JUNE 6, 2011 MEETING RE: TREVORR NIELSEN, 5 YOUNG STREET
(A)DEVELOPMENT OFFICER’S REPORT DATED JUNE 16, 2011
Applicant, Trevorr Nielsen was present and addressed the Committee as follows:
He has since reevaluated his Application for the construction of an accessory building;   requesting a Variance of 10.0m on the height of the building due to the slope of the lot, exceeding the maximum required of 6.0m.
There was no one present speaking in favor of or against this Application.
“…moved by Chyann Kirby that the Planning Advisory Committee Approve the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the location and construction of an accessory structure (replacing an existing storage shed), as per submitted Site Plan to be located at 5 Young St., PID No. 30224125:
a)under Section 5.1.5, grant a Variance of 4.0 m to increase the maximum height of an accessory building from 6.0 m to 10.0 m….”
