1. CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, March 15, 2004 at 8:03 p.m. with Chairman, Larry Chapman presiding.
2. RECORD OF ATTENDANCE
Members absent were Mel Steffens and James Evans.

The Chairman requested an addition to Item No. 7.

7. DEVELOPMENT OFFICER’S REPORT DATED MARCH 11, 2004 RE:  APPLICATION FOR VARIANCE – ROBERT BERRY  5 RIVER BEND COURT
Applicant, Robert Berry was not present.
R. Mark Snow was present and gave the following presentation:

  • Mr. Snow questioned the significance of the variance request and its advantage to him;
  • he had concerns with regard to his view being obstructed;
  • he was also concerned with the module unit being placed on the site     creating a negative resale value of his home.

The Chairman advised Mr. Snow of PAC Policy of informing surrounding property owners of an Application for Variance Request.
The Development Officer also advised him that he could obtain access to the Zoning By-law through the Town’s web page.
The following motion was then made:
“…moved by Ralph Stevens that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the location and placement of a new single family home, to be located at 2 River Bend Court, PID No. 30141105: a) under section 8.1.7, grant a variance of 1.4 m to reduce the required height of foundation wall from 750 mm above the centreline grade of the street to a maximum of 650 mm below the centreline grade of the street….”
Seconded by Andrew Shaw.  Carried.
