CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, May 22, 2012 at 8:06 p.m. with Chair, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: CHRISTOPHER ROBERT MONTFORD – 11 PAMDENEC ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED MAY 17, 2012
(B) LETTER DATED MAY 14, 2012 FROM GERALD MERRIAM & BETH MACLEOD
Applicant, Christopher Montford was present and addressed the Committee as follows:
His Application for Variance to replace the front concrete steps with a permanent open veranda with a roof, thereby reducing the front yard set back; he plans to do upgrades to the house with siding, new roof shingles,  detached garage and landscaping; there has had no negative response from his neighbours; he circulated pictures depicting the type of veranda he wishes to construct, along with an old photo of the house with a veranda on the front.
The Committee asked Mr. Montford if he considered placing the steps on either side of the veranda and where he plans on putting the garage?
Mr. Montford replied that he wishes to keep the entrance at the front and that the new steps would be two steps down and not three as it is now. The garage will be built to the right of the house and he will be pouring the concrete in the fall.
There was no one present speaking in favor of or against this Application.

Bev Day that the Planning Advisory Committee APPPROVE the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a new un-enclosed, covered veranda on the front of the house located at 11 Pamdenec Road, PID No. 226985: a)under Section 8.1.3, grant a Variance of 1.5 m to decrease the minimum front yard setback by an Established Building Line, from 5.99 m to 4.49 m, facing Pamdenec Road….”
Seconded by Linda Estabrooks.  Carried.
