7. REQUEST FOR VARIANCE RE: BRIAN DICKESON – 525 NEREPIS ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 29,  2004
(B) LETTER RECEIVED APRIL 21, 2004 FROM AUDREY FORGEY
Letter received April 21, 2004 from Audrey Forgey stated she was in favor of the Request for Variance.
Applicant, Brian Dickeson was present.
There was no one present speaking in favor of or against this Application.
“…moved by James Evans that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the construction of an accessory building to a single family home, be located at 525 Nerepis Road, PID No. 00210542: a) under section 5.1.2, grant a variance of 5.25 m² to increase the maximum size of an accessory building from 75   m² to 80.25  m² ….”

8. REQUEST FOR VARIANCE RE:  B. ALLAN & LEONA PAISLEY – 19 SUNSET CRESCENT
(A) DEVELOPMENT OFFICER’S REPORT APRIL 29, 2004
(B) LETTER RECEIVED APRIL 27, 2004 FROM DONALD M. JAMER
Letter received April 27, 2004 from Donald M. Jamer stated a strong objection to this Request for Variance, due to potential drainage problems directed toward his property.
Applicant, B. Allan Paisley was present and advised the Committee of the following:

  • He is requesting this variance as he is concerned with overfill on the property in his attempts to get down to good solid ground;
  • he understands the need to have sufficient grade to direct water away from the building and particularly towards the street;
  • he plans on using gravel and landscaping to reduce the amount of water being directed to the lower property.

There was no one else present speaking in favor of or against this Application.
“…moved by Andrew Shaw that the Planning Advisory Committee deny the request for variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the location and placement of a new single family home, to be located at 19 Sunset Crescent, PID No. 30128987 with the required height of foundation reduced from 750 mm above the centreline grade of the street ….”
Seconded by Ralph Stevens.  Carried.

9. APPLICATION FOR SUBDIVISIION APROVAL RE:  HAROLD SNODGRASS – HIGHLAND ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 29, 2004
Applicant, Harold Snodgrass was present.
There was no one present speaking in favor of or against this Application.
“…moved by Mel Steffens that the Planning Advisory Committee recommend to Council the acceptance of $184.44 (cash, money order or certified cheque) as money in lieu of Land for Public Purposes, for the approval of 2 new residential building lots to be created on Highland Road as shown on Tentative Subdivision Plan, Harold & Lori Snodgrass Subdivision, Lot 2004-1 & Lot 2004-2, as prepared by DeSaulniers Surveys Inc., dated March 30, 2004, subject to:
a) Final Subdivision Plan recording any Utility easements required by the NB Power; b) Final Subdivision Plan is provided a Key Plan; c) Municipal Services Contract for the construction of Sewer Services to the proposed new lots; d) meeting the requirements from the Department of Health and Department of Environment & Local Government of adequate water quality and quantity, meeting the Canadian Drinking Water Guidelines for the development of these lots, prior to Tentative Approval being granted by the Development Officer….”

10. REQUEST FOR VARIANCE RE:  DAVID & KAREN FOX – 409 RIVER VALLEY DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 29, 2004
(B) LETTER RECEIVED APRIL 29, 2004 FROM LOIS G. DONALD
Letter received April 29, 2004 from Lois G. Donald stated no objection to this request.
Applicants, David and Karen Fox were present.
There was no one present speaking in favor of or against this Application.
“…moved by Ralph Stevens that the Planning Advisory Committee approve the following variances to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the construction of an addition to a single family home, to be located at 409 River Valley Drive, PID No. 00217083: a) under Section 8.2.2.3(d), grant a variance of 0.42 m to reduce the required Front Yard Setback from 7.5 m to 7.08 m; b) under Section 8.2.2.3(e), grant a variance of 3.35 m to reduce the required Rear Yard Setback from 7.5 m to 4.15 m ….”
Seconded by Andrew Shaw.  Carried.
