CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, May 3, 2010 at 8:00 p.m. with Chairman, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: DENNIS PAISLEY, 684 NEREPIS ROAD
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 29, 2010
Applicant, Dennis Paisley was present and addressed the Committee as follows:
he provided the Committee with photographs of his boats and vehicles to be stored in the garage as well as enlarged copies of his site plan and proposed floor plan; he noted that one boat with trailer requires a depth of at least 27 feet; canoes will be hung from the roof trusses and some storage materials will be removed with the demolition of the existing sheds; even with the proposed size of building, not all of the vehicles will fit, but the effort is to store as much as possible inside and clean up the property; he noted the rural nature of the area of his property, and that the slight increase in area requested should not affect anyone.
The Committee questioned the applicant regarding the 11% increase request as minor and reasonable; and questioned what features on the property pose a practical difficulty with complying with the by-law.

“…moved by Jim Burke that the Planning Advisory Committee deny the request for a variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, to increase the maximum area of an accessory building, to be located at 684 Nerepis Road, PID No. 209304…”.

APPLICATION FOR VARIANCE RE: D, CRAIG SPARKS, 22 JUNE AVENUE
(A) DEVELOPMENT OFFICER’S REPORT DATED APRIL 29, 2010
Applicant, Craig Sparks was present and addressed the Committee as follows:
He and his wife have spent a long time planning this project, choosing the property and arranging for quotes on all the materials to build the house; The design of the house includes a cathedral ceiling in the bedroom and the option to  lower the roof line would require new size windows to be considered and new quotes; The design of the lowered roof line would look unreasonable in light of what they are trying to achieve; Other properties behind would not be affected by loss of views; The site plan has not been established, but a draft was presented to the Committee indicating a set-back of 60 feet, to enable a driveway to be cut into the rock.
The Committee questioned the applicant on the amount of rock remaining to be removed from the site to locate the building and considered the questions about the Architectural design.
No one else spoke in favour or against the application.
…moved by Cllr. Bev Day that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a single family dwelling, to be located at 22 June Avenue, PID No. 30262679:
a)under section 8.2.2.3  (h), grant a variance of 1.05 m to increase the maximum height of a main building from 9.0 m to 10.05 m.
