7. APPLICATION FOR VARIANCE RE: LOIS KEENAN – 3 MURRAY STREET
(A) DEVELOPMENT OFFICER’S REPORT DATED NOVEMBER 3, 2005
Applicant, Lois Keenan was present, along with members of her family.
The Development Officer requested clarification be made as to whether the Request for Variance was for 25 ft. or 30 ft.   It was stated to the Committee that a 25 ft. Variance is the amount requested.
There was no one present speaking in favor of or against this Application.
“…moved by Cllr. Little that the Planning Advisory Committee grant the following Variance to the Town’s Zoning By-law, By-law #101, to construct a single family dwelling to be located at 3 Murray Street, with PID No. 00221275: a)  under Section 9.2.2.3 (d), grant a variance of 7.5 m to reduce the front yard setback from Wasson Lane from 15 m to 7.5 m….”
Seconded by Ralph Stevens.  Carried.
Subsequent to the motion, it was brought to the Committee’s attention that since this is a corner lot, an additional 25 ft. Variance is required for the front yard set back on Murray Street, in order to line the house up with the other houses on the street, with the front of the house on Murray Street and the back on Wasson Lane.
The Development Officer advised the Committee that in this instance, they need to take in to consideration the fact that they are dealing with two different zones, as Murray Street is zoned Commercial and Wasson Lane is zoned Residential.
“…moved by James Evans that the Planning Advisory Committee grant the following Variance to the Town’s Zoning By-law, By-law #101, to construct a single family dwelling to be located at 3 Murray Street, with PID No. 00221275: a)  under Section 9.2.2.3 (d), grant a variance of 7.5 m to reduce the front yard setback from Murray Street from 15 m to 7.5 m….”
