The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Monday, November 7, 2011 at 8:00 p.m. with Chair, Ralph Stevens presiding.

APPLICATION FOR VARIANCE RE: ELIZABETH CALVIN – 15 EDGEMOUNT DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED NOV. 3, 2011
Applicant, Elizabeth Calvin was present and addressed the Committee as follows:
Her Application is for a Variance to the side yard setback for the placement of an accessory building; she was not aware that the setback was 25 ft, as she understood that the required setback was 5 ft, and did not take into consideration additional requirements for a corner lot; she made Application for a Building Permit and was subsequently told by the Development Officer that the building was not set back far enough and that a Variance would be required; she then made Application for a Variance.
There was no one present speaking in favor of or against this Application.
“…moved by Cllr. Bev Day that the Planning Advisory Committee approve the following Variance to the Town of Grand Bay-Westfield Zoning By-law 112 for the proposed construction of an accessory building to be located as per submitted Site Plan for 15 Edgemount Drive, PID No. 30096671;
a) grant a Variance of 3.51 m to reduce the required front yard set back from 7.5 m to 3.99 m along Rosemere Drive.…”

APPLICATION FOR VARIANCE RE: BEN FANJOY – 302 WOOLASTOOK DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED NOV. 3, 2011
(B) E-MAIL FROM DAVID PETERSON DATED NOV. 4, 2011
Applicant, Ben Fanjoy was present and addressed the Committee as follows:
His Application is for a Variance to the front yard set back for an accessory building (baby barn); the area is limited by the geography of the lot; there is sewer easement at the back, a garden area and a lot of trees that he wishes to maintain;
E-mail received from neighbour, David Peterson, stated he has no objection to this Application.
There was no one present speaking in favor of or against this Application.
“…moved by James Evans that the Planning Advisory Committee approve the following Variance to the Town of Grand Bay-Westfield Zoning By-law 112 for the proposed construction of an accessory building to be located as per submitted Site Plan for 302 Woolastook Drive, PID No. 00460337;
a) grant a Variance of 5.06 m to reduce the required front yard set back from 7.5 m to 2.44 m along Garden Road….”
