a) under Section 8.2.2.3(d), grant a variance of 2.83 m to reduce the required Front Yard Setback from 7.5 m to 4.67  m….”

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL, APPLICATION FOR VARIANCES (SIGNAGE & LOT FRONTAGE) RE:  GRAND WEST HOLDINGS LTD. – CHESTNUT HILL ESTATES SUBDIVISION, PHASE 1
(A) DEVELOPMENT OFFICER’S REPORT DATED 0CT. 2, 2008
Applicant Don Myles was present.
The Committee informed Mr. Myles that the initial choices for the name of the street were not advisable due to conflicts with NB911 Emergency Response policies, as they were too similar to street names already existing in the Town.  Mr. Myles then agreed to let the alternative name of Prince Street, (provided to the Committee by the applicant) to stand.
There was no one else present speaking in favor of or against this Application.
1. “…moved by Linda Estabrooks that the Planning Advisory Committee forward the recommendation by Godfrey Associates Ltd. dated October 6, 2008 (acting as the Town Engineers), to Council for the acceptance of the proposed road design standards and consideration of any required easements by the Municipality concerning consideration for approval for Tentative Subdivision, Chestnut Hill Estates, Phase-1 subject to the following revisions to be required prior to approval of the final Subdivision Plan:
i) civic addresses to be recorded on the Final Subdivision Plan;
ii) subject to recommendation of approval by the Department of Environment for extension of sewer services;
iii) and also subject to approval of the following general conditions:
a) no blasting to occur in the development of the    subdivision without a pre-blast survey and proof of liability insurance to the approval of Council;
b) recording of NB Power utility Easements on the   Final Subdivision Plan;
c) approval of Subdivision Developer’s Agreement prior to final approval of the Plan;
2. that the Planning Advisory Committee recommend to Council to accept $706.11 Money in Lieu of Land For Public Purposes (cash, debit, money order or certified cheque) for the creation of 2 new building lots prior to final approval of the Subdivision Plan …
3. that the Planning Advisory Committee approve the name Prince Street and recommend to Council to assent to the name on the Final Subdivision Plan, based on the Tentative Subdivision Plan dated October 2, 2008;
4. that the Planning Advisory Committee grant the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law 101, for the development of an existing lot PID No. 211870 to be accessed from the new Public Street and be located on future lot 07-3 (as shown on the site services plan, Chestnut Hill Estates):
a) under Section 8.2.4.3 (a) (ii) grant a variance of 2.8 m to reduce the minimum lot frontage on remnant lot from 23.0 m to 20.2 m….”
5. move that the Planning Advisory Committee also grant the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law 101, for the Real Estate Sign to be displayed during construction of the Chestnut Hill Estates Subdivision, related to PID No. 211870:
a)    under Section 7.1.4 grant a variance of 4.1 m to increase the maximum size of a temporary Real Estate sign from 0.55 m² to 4.65 m²….”
