APPLICATION FOR VARIANCE RE: ART & LINDA MORRIS – 270 INGLEWOOD DRIVE
(A) DEVELOPMENT OFFICER’S REPORT DATED SEPT. 16, 2010
Applicants, Art and Linda Morris were present regarding their Application for Variance to construct a single family dwelling, requiring a variance on the height of the foundation.  Mr. Morris addressed the Committee as follows:
His original plan was to build 30 ft. from the property line, however, he could not do so due to a 70 ft. drop down; it was also too expensive to bring in fill, therefore they are now building on solid ground; drainage should not be a problem as there is lots of slope; there is no ditch on this side of the road, however, there is a sloped ditch on the other side.
There was no one present speaking in favor of or against this Application.   “…moved by Cllr. Bev Day that the Planning Advisory Committee approve the following Variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 112, for the construction of a single family dwelling, to be located as per submitted site plan at 270 Inglewood Drive, PID No. 30273338:
a)under Section 8.1.8, grant a Variance of 1.36 m to lower the top of foundation from the required 0.75 m above the road to 0.61 m below the road elevation….”

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL (RECOMMENDATION TO COUNCIL -15 LOTS) RE:  OAKHILL HOMES/WAYNE C. MACLEOD VALLEYVIEW SUBDIVISION, PHASE 10, RIDGEWAY (A)DEVELOPMENT OFFICER’S REPORT DATED SEPT. 16, 2010
There was no one present speaking in favor of or against this Application.
1. “… moved by James Evans that the Planning Advisory Committee recommend to Council to accept of the Tentative Subdivision Plan, Valleyview Estates Subdivision, Phase 10 as prepared by Kierstead Quigley & Roberts dated September 15, 2010 subject to approval of the following conditions:
a) review and acceptance of road design by the Town Engineer (Dillon) and the approval of the Department of Environment for the approval to extend sanitary sewer services;
b) no blasting to occur in the development of the subdivision without confirmation of a pre-blast survey, copy of licensed Blaster credentials and proof of liability insurance to the approval of Council;
c) recording of NB Power utility Easements on the Final Subdivision Plan;
d) approval of Subdivision Developer’s Agreement complete with security for completion of the work….”
2. “…moved that the Planning Advisory Committee recommend to   Council the acceptance of 1093 m² Land for Public Purposes to be assigned to the existing Land for Public Purposes Land Bank (leaving a total of 0.1737 ha or 8.08% of the total Land Bank for future subdivisions) for the creation of 15 new building lots as shown on the Tentative Subdivision Plan, Valleyview Estates Subdivision – Phase 10, as prepared by Kierstead Quigley & Roberts Ltd. dated September 15, 2010….”

APPLICATION FOR TENTATIVE SUBDIVISION APPROVAL RE: MAGUIRE EXCAVATING LTD. – PANORAMIC ESTATES JUNE AVENUE EXTENSION/ WEAVER TERRACE (ONE LOT)
(A) DEVELOPMENT OFFICER’S REPORT DATED SEPT. 16, 2010
There was no one present speaking in favor of or against this Application.
1. “…moved that the Planning Advisory Committee recommend to Council to accept $13.40, money in lieu of Land for Public Purposes (cash, money order, certified cheque or debit) for the purposes of creating one new building lot out of PID No. 220913, to be located on June Avenue as shown on the Tentative Subdivision Plan, Panoramic Estates Subdivision, Phase 6, as prepared by Kierstead Quigley & Roberts Ltd. dated September 15, 2010; with the approval of Final Subdivision Plan to be subject to:
a) payment of $13.40 (cash, money order; certified cheque or debit);
b) any additional utility easements as required by NB Power & Bell Aliant for servicing the lots to be recorded and signed on the Final Plan;
c) recording of Civic Numbers on the Final Subdivision Plan;
2. review and approval of street design extension including Department of Environment approval to extend the Sanitary sewer service, prior to completion of a Subdivision Developer’s Agreement;
3. approval of the name June Avenue to extend the existing street name….”
