 Applicant, Gary Davis was present and had aerial photos on hand of the property in question.
 
 The Committee stated to Mr. Davis their concerns with regard to relying on French drains to solve water problems, as this type of drainage is essentially a ditch with various rocks in it to allow the water to easily flow away and may not withstand winter conditions. Therefore, the surface water will need to be dealt with in some other way in order to prevent water from entering the home.  

 Mr. Davis advised that along with French drains there will also be a recess around the house and that water does go around the existing cottage.  For this reason, he will be keeping the crawl space shallow and will not be building a full basement.  He also advised that he does not foresee a problem, as he has a competent builder who is aware of the situation and that he will also be consulting his brother who is an Architect. 

It was then brought to Mr. Davis’ attention that the drawings submitted does not show any grade from the centre of the lot to the swales around the house which should be around 2% grade to allow the water to go around the house, and recommended that new drawings be submitted depicting these swales.

a) under Section 8.1.7, grant a variance of 4.2 m to reduce the required height of the top of a foundation from 0.75 m above finished road level to be 3.45 m below finished road level, subject to new drawings being submitted depicting positive drainage away from the building including drainage swales and sub-surface drains…
