1.  CALL TO ORDER
The Town of Grand Bay-Westfield Planning Advisory Committee met for a regular meeting on Tuesday, September 6, 2005 at 8:03 p.m. with Chairman, Larry Chapman presiding.

2.  RECORD OF ATTENDANCE
The following Members were absent:
  • James Evans excused with cause.
  • Ron Daigle excused without cause.
  • Deputy Mayor Murphy was present representing Cllr. Little.
3.  PLANNING ADVISORY COMMITTEE MINUTES OF AUGUST 4, 2005
“…moved by Deputy Mayor Murphy to accept as presented the August 4, 2005 Planning Advisory Committee Minutes….”

Seconded by Jim Burke.  Carried.
 

4.  REGULAR COUNCIL MINUTES OF JULY 25, 2005
“…moved by Ralph Stevens to receive and file the Regular Council Minutes of  July 25, 2005 ….”

Seconded by Mel Steffens.  Carried.

7.  APPLICATION FOR VARIANCE
RE: ARTHUR & SANDRA BOUDREAU - 24 WOOLASTOOK DR
   (A) DEVELOPMENT OFFICER’S REPORT DATED SEPT. 1, 2005

Applicant Sandra Boudreau and brother-in-law, Paul MacGowan,
were present speaking in favor of this Application.

Mrs. Boudreau advised the Committee of the following:

  • The reason for the Variance requested is due to the grade;
  • would present a hardship due to the slope at the rear of the property; as too much fill would be required.
There was no one present speaking against this Application.

“…moved by Ralph Stevens that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the construction of a single family Dwelling, to be located at 24 Woolastook Drive, PID Nos. 00217166, 30069108:

a) under Section 8.2.2.3(d), grant a variance of 2.93 m to reduce the required Front Yard Setback from 7.5 m to 4.57  m….”

Seconded by Deputy Mayor Murphy.  Carried.
 

8.  APPLICATION FOR VARIANCE
RE: ROBERT W. FERGUS - 2 COOPER LANE
(A) DEVELOPMENT OFFICER’S REPORT DATED SEPT. 1, 2005

There was no one present speaking in favor of or against this Application.

 “ …moved by Jim Burke that the Planning Advisory Committee approve the following variance to the Town’s Zoning By-law, Town of Grand Bay-Westfield By-law No. 101, for the construction of an addition, to be located at 2 Cooper Lane, PID No. 00218909:

a) under Section 8.2.2.3(d), grant a variance of 2.1 m to reduce the required Front Yard Setback from 7.5 m to 5.4  m….”

Seconded by Mel Steffens.  Carried.
