Description of premises
In consideration of the rent to be paid by the Lessee, the Lessor
hereby agrees to rent to the Lessee the arena situated at 749 River
Valley Drive, Grand Bay-Westfield,N.B.

The arena shall be
made available to the Lessee as follows:

Rent |
|
| 3.1. |
Total Rental Fee is
$50.00 for staff
|
| 3.2 |
The rental fee is to
be paid at the time of booking unless other
arrangements are made with the Lessor (October/January etc.) All rental
fees are to be paid upon receipt of the invoice. Late payment fees of
1.5% will be assessed after 30 days from the rental date. |

| 4. |
Obligations
of Lessee |
|
| 4.1. |
The lessee is
responsible for the full rental fee stipulated in this
agreement.
|
| 4.2 |
The Lessee may not
cancel any rental time during the term of this
agreement without providing the Lessor with a minimum of 2 weeks (14
days) notice. In the event cancellation notice is not received by the
Lessor or if the Lessor is unable to rent the cancelled time at the
established rate, the Lessee will be responsible for the payment as
stipulated in this agreement. |

Waiver of Liability
The Lessee shall indemnify the Lessor against any liability, claim,
demand, action or cause of action of any nature whatsoever, or any
expense incident thereto, for injury to or death of a person or loss or
damage to property, occurring on the rented premises during the term of
this agreement, or arising out of any breach of the Lessee’s covenants.

Other
Conditions |

| 6.1.. |
The Lessee
acknowledges receiving a copy of the arena’s rules and
regulations which are to be adhered to at all times.
|
| 6.2 |
The Lessee is not
permitted to charge admission without approval or
knowledge of the Lessor.
|
| 6.3 |
The Lessor reserves
the right to cancel any rental time period
during the term of this agreement for any reasonable cause.
|
| 6.4 |
The Lessor may
terminate this agreement immediately in the case of a
breach of any provision in this agreement by the Lessee.
|
| 6.5 |
Damages to facility
will be the responsibility of the Lessee.
|
| 6.6 |
Security will be
provided by the Lessee while the event is taking
place.
|
| 6.7 |
The Lessor has final
approval of any and all vendors being brought
into the facility.
|
| 6.8 |
If in the event of
the Lessor having an opportunity to have an
event to raise money, then the Lessee will be given notice and a
different date will be offered.
|
| 6.9 |
No vendor shall have
any equipment in the facility that carries gas,
or other flamible liquids.
|
| 6.10 |
Set up and tear down
of tables and chairs is the responsibility of
the Lessee with help from the Lessor.
|

IN WITNESS WHEREOF, THE PARTIES
HAVE SIGNED THE PRESENT AGREEMENT AT
THE RIVER VALLEY COMMUNITY CENTER, GRAND BAY-WESTFIELD, NB.,
